What To Do Right Now

Step-by-step guidance for the most common plumbing emergencies. Acting quickly can significantly reduce damage.

Burst or Leaking Pipe

  1. 1Turn off the main stopcock immediately. It is usually found under the kitchen sink or where the mains enters the property.
  2. 2Open all cold taps to drain water remaining in the system and relieve pressure.
  3. 3Switch off the boiler and any immersion heater to prevent damage.
  4. 4If water is near electrics, turn off the power at the consumer unit (fuse box).
  5. 5Place towels and containers to catch drips and photograph the damage for your insurance records.

No Hot Water or Boiler Breakdown

  1. 1Check the boiler display for an error code and note it down before calling us.
  2. 2Check the pressure gauge on the boiler front panel. If below 1 bar, it may need repressurising (see your boiler manual; this takes about 2 minutes).
  3. 3Check the thermostat is set above the current room temperature and the timer/programmer is in the correct mode.
  4. 4Try resetting the boiler once using the reset button (hold for 3–5 seconds). If it locks out again, do not keep resetting.
  5. 5Check other gas appliances are working. If not, contact your gas supplier.
  6. 6Call us to describe the error code and we will advise on next steps.

Smell of Gas

  1. 1Do not turn any electrical switches on or off, as a spark can ignite gas.
  2. 2Open windows and doors to ventilate the property.
  3. 3Turn off the gas supply at the meter (the handle turns 90° to close).
  4. 4Leave the property if the smell is strong and do not re-enter.
  5. 5Call the National Gas Emergency line on 0800 111 999 (free, 24/7). This is the required first step for gas leaks.
  6. 6Once the gas engineer has attended and confirmed it is safe, call us if plumbing or heating repairs are needed.

Blocked Toilet or Drain

  1. 1Stop using the toilet, sink or shower immediately. Continued use will push the blockage further.
  2. 2Do not use chemical drain unblockers. They rarely work on solid blockages and can damage pipework.
  3. 3Place towels around the base of the toilet or overflow point to protect flooring.
  4. 4If the toilet is overflowing, locate the isolation valve (behind or beneath the cistern) and turn it clockwise to stop the water supply.
  5. 5Call us and describe which fixture is affected and whether other drains in the property are also slow or blocked.

Leaking Radiator

  1. 1Place a towel and container under the leak straight away to protect the floor.
  2. 2Locate the two radiator valves (one each side at the bottom). Try gently tightening the body of the valve, but do not force it.
  3. 3If the leak is from the radiator body itself rather than a valve, do not attempt to patch it. Call us.
  4. 4Do not turn off the boiler unless the leak is significant, as the system pressure may help reduce the flow.
  5. 5Note whether the radiator is hot, cold, or partially warm, as this helps us diagnose before attending.
